Our Pressure Washing & Sealing Process
-
1. Surface Inspection
Before cleaning begins, we inspect the area to identify the surface type, stains, algae, mildew, buildup, damaged areas, existing coatings, and anything that may require extra care.
2. Area Preparation
We clear loose debris and prepare the surrounding area before washing. Nearby landscaping, walls, doors, fixtures, and other sensitive surfaces are protected as needed.
3. Pre-Treatment
Depending on the condition of the surface, we apply a professional cleaning treatment to help break down dirt, organic growth, grime, and stubborn buildup before pressure washing.
4. Stain Treatment
Oil spots, rust, organic staining, and other problem areas may receive additional treatment when appropriate. Some stains can penetrate deep into concrete or stone, so results can vary depending on the age and severity of the stain.
5. Professional Surface Cleaning
Large flat surfaces such as driveways, patios, pool decks, sidewalks, and walkways are cleaned using professional-grade equipment designed to provide an even and consistent finish.
Pressure and cleaning techniques are adjusted depending on whether we are working with concrete, natural stone, pavers, or another surface.
6. Detail & Edge Cleaning
Corners, edges, steps, joints, walls, and areas that cannot be fully reached with the surface cleaner are detailed separately to make sure the entire area receives a thorough cleaning.
7. Final Rinse
The surface and surrounding work area are thoroughly rinsed to remove loosened dirt, cleaning solutions, and remaining debris.
8. Final Inspection
Once the cleaning is complete, we inspect the surface again and address any areas that may need additional attention.
Additional Restoration Options
For surfaces that need more than a basic cleaning, we can also provide services such as polymeric sand replacement, deeper stain treatment, sealing, natural-look finishes, gloss or semi-gloss finishes, and grip additives for pool decks and wet areas.
-
1. Surface Inspection
We begin by inspecting the concrete, pavers, or natural stone to check for stains, existing sealer, joint condition, damage, algae, buildup, and any areas that may require additional preparation.
2. Deep Cleaning
The surface is thoroughly pressure washed and cleaned to remove dirt, grime, algae, mildew, and surface buildup. Stain treatments may also be used on oil, rust, organic staining, and other problem areas when appropriate.
3. Old Sealer Removal When Needed
If the surface has failing, cloudy, peeling, or improperly applied sealer, additional stripping or restoration may be required before a new sealer can be applied.
4. Joint Cleaning & Polymeric Sand
For paver surfaces, joints are cleaned out as needed and fresh polymeric sand can be installed to help stabilize the pavers, reduce joint washout, and create a cleaner finished appearance.
5. Drying & Surface Preparation
The surface is allowed to properly dry before sealing. We check moisture levels and overall surface condition to help ensure the sealer bonds and cures correctly.
6. Sealer Application
The appropriate professional-grade sealer is applied based on the surface and the desired finish.
Options can include:
Natural Look – protects the surface while maintaining a more natural appearance
Semi-Gloss – provides moderate color enhancement and sheen
Gloss Finish – creates a richer, enhanced appearance with a more noticeable shine
Grip Additive – available for pool decks, patios, walkways, and other areas where additional traction may be desired
7. Detailed Application
Edges, joints, borders, steps, and surrounding areas are carefully addressed to provide an even and consistent finish throughout the project.
8. Curing & Final Inspection
After sealing, the surface is allowed to properly cure before normal foot or vehicle traffic resumes. We complete a final inspection to make sure the finish is consistent and the surface is properly protected.
Built for Long-Term Protection
Professional sealing can help protect driveways, pool decks, patios, walkways, pavers, concrete, and natural stone from staining, moisture, weather exposure, fading, and everyday wear while making the surface easier to maintain.
